Wife left me, 21 year old had an affair and doesnt want to settle?

Here is the quick story, both of us are 21 married for 3 years dated for 1 year prior to that. Always very close, worked together, went to school together, everything. She has always had low self esteem issues and our fights had gotten physical these last few months. She took a trip with her bf to Las Vegas and cheated on me with a Swiss guy. After she came back she wanted space and told me she loved me and all of this. She took 3 more trips to Vegas and went all the way with the guy and was very open about it. The fourth time the guy bought her a plane ticket to San Diego and she spent the weekend with him. She is not regretful at all of what she has done and only broke down one time saying i didnt deserve that and she was sorry. It has been one month and since then we have met 3 times and got intimate. Its so hard missing her it is the worse. She is into party mode with her friends and I just dont know if my marriage its worth fighting for. To me she is very confused and I told her to cut all communication with me. To make matters worse we bought our home 5 months ago and I told her she still has the mortgage responsibility. Should I have given her the ultimatum to stop talking to eachother? I told her we cant be friends and I wont be her enemy. I feel like I am holding on after all of this. Church and guidance from friends from church has really helped me but it is biased and I need the strength to let go or see what happens. Should I be friends with her from far? We share some online college classes and I want to borrow her book since I never got mine. This is destroying me so much I never thought I was so weak. This might be absurd but do i ignore her and cut all communication with her? I feel that if i do this she will forget about me. Please if you have any advice i will gladly take it

I’m sorry to say this, but your wife is no longer interested in being married to you. I suggest you cut your losses and be glad this happened at 21, not when you’re 40 with 4 kids on top of a mortgage.

I say throw in the towel on this one. I’m really sorry. I can feel how unhappy you are and I wish I could help.

As for communicating with her in the future, I don’t see why you’d ever want to. She’s already shown she has no regard for you - all you’ll do is go crazy hoping to get her back.

DEMAND AND SUPPLY AND ELASTICITY, HELP PLEASE!!!?

It is cumbersome and long, please see if you can crack it.
In the Las Vegas metropolitan area, houses can be built quickly and easily at a cost of about $200,000 each; they just spread across the desert and are all virtually identical. But in the San Francisco metropolitan area, it takes about 5 years to get a permit to build a new house, and the mountainous topography means that as more houses get built they must be built in more and more inaccessible places
With this info, can you answer these questions.
a. Where is supply more elastic?
b. In January a popular proposal to deal with the fall in housing prices was for the federal government to raise the demand curve for houses by offering very low interest rates and refinancing opportunities; some proposals were for the federal government to pay most or all of mortgages for 10 years for home purchases. What would these proposals have done to housing prices in San Francisco? What would they have done to home construction in San Francisco?
c. What would they have done for home prices in Las Vegas?
I am sure I am asking too much, but, please give whatever you can impart with..

a) Supply in Vegas is more elastic. If people are willing to spend more, it’s easy to build more and the market will respond. But in San Francisco, the difficulty in getting permits and finding places to build means that more money won’t always mean more houses.

b) The proposals would have increased the demand for houses and raised the prices. But, as we discussed in part a, there won’t be a large increase in the number of houses built.

c) They would also have raised prices in Vegas; and in Vegas, the increase in prices would result in an increase in supply.

Some advice on a Three day Notice to Quit please?

I live in Las Vegas, NV. On Sept 3rd we received a three day Notice to Quit. Looked at our options and realized that a request for a loan modification did not go through, and that the Foreclosure process had been completed and the house was now in the Banks Name.

At this point, a "negotiator" came to the home and offered us $1,000.00 and three weeks to evacuate the house.

I honestly need a little more time and don’t think the money is worth it, so here is my question:

If I decide to decline the offer, take my chances and go to court, how much time overall can I gain? I have not received a letter for a court date yet. And, once I do get to the court, about how long will the Judge give me and my family to leave the premises?

In the long run, will I be able to save a little more money than what I am bein offered assuming that I am able to stay longer that the three weeks? I was actually looking to leave in January, how likely is for this to happen?

Or can I ask for more money and more time?

Please help!

years; there is no best answer.

one good answer is–escrow the rent. That shows INTENT.

IF you are in doubt as to who owns the apts–contact the
county recorder. Anyone can knock on your door, as you correctly
state and ask for your rent and if they are not authorized, you lose.

Wait till either the new owners visits you and shows you a deed
that LOOKS authentic–or wait till you get a "pay or quit"
notice. This is only if the ownership is in question.

when you go to court, you give the court proof of your escrowing
your rent BECAUSE you have great doubts who the owner is.
YOU give the court your data that shows that the ownership was or is in question. WHEN the judge is satisfied with who he feels the new owner is, he will direct you to pay that money to that person.
Obviously that person will be in court or their legal rep will be.
I am doubting that a judgment will be rendered; I am claiming
it will be vacated–as soon as you pay the rent so that
you have no judgment against you.

Short recap of a months events. Last month my wife of 2 1/2 years, known each other for 4 years went to Las Vegas with her best friend. We have always been very closed, worked together at the same place, lived together, bought our home 5 months ago. We have had our share of fights mainly because she would get so out of control screaming and crying around the house and i am ashamed to say it got physical on both parts. She had recently started taking alot of pictures with her best friend in our bathroom i guess trying to build up their self steem and now i am coming to the conclusion that I need to let go of her and this is why. A month ago during her trip to Las Vegas, she met a Swiss guy and kissed at the club then later hung out with him. She says nothing happened the first time but after her 4 day trip was over, her and her friend took 2 more trips and she did everything with the guy. 4th trip took place a couple of weeks ago and the guy bought her a plane ticket for San Diego where he rents a beach house. He has gone back to his country and has plans to come back to hang out with her in Vegas in December. That month is going to be so hard for me, we got married the day of my birthday. I know this is stupid and we have had sex 3 times since then but not spoken or seen eachother for a week. She would tell me she is confused and is happy and confident that she now knows that she doesnt have to cry for me and she doesnt want to settle. I am stuck in a position where I have the responsibility for my mortgage and she wants to sign off the house to me by december. I have always been supportive throughout this and I told her to live life without regrets and only one time did she break down through text messages and calling me but i never answered. She seems to be enjoying her single life with her friends. Ive had so much support from people at church and am getting biased opinions about this. I am leaving the country for 3 weeks this week to clear my mind but of course i am not going down to her level. She tells me she is in love with me and that she feels that she may be the one for me later on. Should I have cast her out and ignore her texts that range from "i am going to pick up the rest of my things" "are you happy" "did you drop the college classes". I am trying to be strong but these emotions really suck I believe in my heart that we can be strong together but then again I am a 21 year old that needs a lot of changes in his life. Please if you have any advice, I really want to help her and I dont know if I should have told her to not communicate with me. Thank You

Look man obviously this is a real hard time for you right now but honestly you need to get away from her as far as you can. She says that she will be the one later on. That means if things don’t work out fore her you are her only option. You deserve better than that man. I wish I was your age, knowing what I know now. You must overcome it and be as strong as you can. You need motivation to move on and that’s what going to make you stronger in order to forget her. Yes, she did mean alot to you but look at what she is doing. It’s not healthy on her part. Don’t do it man. Let me tell you something about me man. I was married for five years with my ex-wife. Things weren’t going right for both of us but I still wanted to be with her but she had other intentions. We had two girls together who are five and four years old. When we were together out fifth year, she was having an affair with another guy, I told her that I would forgive her if she would let whatever she was having go. She agreed. A couple of months later she was pregnant, not by me but another guy. I found out too late, and now she is with the other guy and my two little girls. The other guy is jealous of me that I cannot come around and see my little girls. If I get arrested, I lose but I have taken it too court. It killed me when I found out but I stayed strong. I wanted to die but I didn’t. I found something to keep me motivated which is my children. I am almost done with college which I anticipate it for next year. I don’t let it affect me much since the motivation in me is that much greater. Keep you mind at ease. Focus on the rest of your life. Right know it may not seem that way but you will get through this. You will find better and achieve what you want most in life. Hope this helps, peace

What’s the medical and real estate sector like in Las Vegas? Also how is life in Vegas?

I’m a college student over at UCLA and I’m looking forward to my medical career in Vegas as well as living there on my own. I am wondering how life is like in Sin City. There’s high crime and rude people, but it seems alright. I’ve been there a couple times and it seems pretty nice. Even so, I don’t find gambling, clubbing, and whatnot appealing. Although….. I do find Vegas buffets amazing!

Anyway, also I’m wondering what’s the medical field and real estate sector like? Will there be projected growth? I hear unemployment is in the double digits and alot of other bad things. That alone won’t deter me though.

The medical sector seems stable. Real estate is beginning to rise a bit from the really low prices a couple of months ago, but it is still good time to buy. Condos are especially low priced, although I would suggest finding a nice home in a quality neighborhood. Some real bargains are out there. My son got a 4 bdrm 3000 sq ft home that sold in 2004 for $460k for $135k !!! I don’t think you can do that good right now, but it’s still very much a buyer’s market.

As for living here. I am retired, so the employment situation is not a real concern. There have been hiring & wage freezes at state and university jobs. They have even required state workers to take 2 days a month unpaid furloughs. Still we’re a bit better than Cali, right now. This is a nice place to live. Metro doesn’t allow the gang activity to be as open as it is in greater Los Angeles. Here, the cops actually shoot perps. The laws here are quite different than Cal, and it takes some getting used to. Workers rights are a joke, as companies are allowed to be their own work comp carriers. Workplace safety is a joke too ! OHSA here, just doesn’t care. It was recently taken over by the Feds !

Oversight unless it’s gaming just doesn’t exist here. Dr Dasai allowed reuse of single dose meds at his clinic last year and exposed 40,000 people to HIV and Hep C. Of course the medical board wouldn;t take action, so the DA had to step in. It’s a lot like the wild west in that you can do whatever and get away with it, providing you don’t tick anyone off and have "juice".

I would never try to raise children here. Our spending per pupil ranks 49th in the Nation (just behind Mississippi). The drop out rate is as high as 65% at some high schools. Like Cal, we have some schools where non English speaking students is greater than 50 %. In short, the school system sux and our teachers have one of the lowest starting pay in the Nation.

Car theft is very high, as is other crime. Watch your back at all times.

If you follow sports, this is Paradise ! You can watch every televised game, horse race, dog race, etc at one of the opulent sports books. We have the only legal sports betting in the country. The place goes nuts during football season. It’s great !

Our court system is pretty rigid. Get caught and expect some jail time. Especially if the crime occurs in a Casino property or victimizes a tourist. The tourism industry is well protected.

Its beautiful weather generally, with cleaner air than So Cal. It starts getting hot around Labor Day and cools back down toward the end of September. There is always something to do, although there is a dearth of culture. We have nothing in the way of museums like the Getty or the Norton Simon. If you enjoy the Hollywood Bowl, forget this place. Shows are here, but they cost more than seeing the same entertainer in Los Angeles.
